Gawler East's Springwood estate is still releasing new stages, and next door Concordia has been rezoned for about 10,000 to 12,000 homes over 30 years: the largest residential land release South Australia has made. Concordia is not yet under construction; development waits on an infrastructure scheme.

Unlike the flat northern plains, Gawler East is undulating, with creek lines running through it. House sites often need cut and fill across the lot, retaining between levels and drainage that respects the creek corridors.
For Concordia, the state has applied a Coordinated Development Overlay: building can't start until the Minister lifts it, once agreements for roads, bridges, stormwater, water, sewer and power are in place. We'll be pricing Concordia work when that happens, not before.
