The Roseworthy Township Expansion was rezoned in 2016 and building started in 2021. Three developers now run five estates there, including St Yves, Hickinbotham's Roseworthy and Villawood's William Lakes, and the state has marked more land around the town for future housing.

Estate roads, stormwater and community infrastructure are built under infrastructure deeds with Light Regional Council. Stormwater has to be held to pre-development flows, with wetlands at the low point of each estate, so lot drainage connects to a designed system rather than to the nearest table drain.
The land drains toward the low-lying Gawler Belt, and basins can run full in wet periods. Pads and driveways are built to the levels in the approved plans, with compaction recorded for the builder.
